DEMOLITION AND NEW ERECTION

We offer a one-stop consultancy services to help you to plan for safe demolition of your building structures and optimizing the land for your upcoming  luxurious homes, modern offices or highly functional industrial buildings.

It is important to ensure that demolition of building structures can be carried out smoothly and safely without impacting your neighbouring structures.

Due consideration must be given to ensure minimal impact to the adjacent existing structures and adequate protection measures in place, including noise and dust pollution control.

RECONSTRUCTION

A reconstruction project typically refer to substantial removal (more than 50%) of the existing building structures while retaining the rest and integrating them into the new structures.

For example, adding a new attic with floor extension for existing landed house will usually falls under a reconstruction project. Working closely with fellow allied professionals such as Architects and M&E (Mechanical & Electrical) Engineers, we can fulfill the owner’s desired house design.

ADDITIONS & ALTERATIONS

An Additions and Alterations (A&A) project typically refer to less than 50% changes to existing building structures/facades/floor areas while leaving the remaining structures in tact. Similar to reconstruction, A&A works will involve integrating existing structures and features in the new design.

For example, modifying existing car porch to new balcony at second floor of landed houses and rear/side extensions of the building foot print to the allowed setback.

We offer owners the convenience of completing their A&A projects under a single Qualified Person, right from spatial planning, structural design and all the necessary authority submissions to achieving Temporary Occupation Permit and Certificate of Statutory Completion.

PROPERTY REINSTATEMENT

Often upon expiry of land leases, tenants are required to either to reinstate their property through demolition or refurbishing the
existing buildings for the landlord.

As the project consultant on behalf of the tenant, we assist leasee to plan and project manage the entire process of property reinstatement including advising leasee on negotiation with the landlord and carrying out the necessary authority submissions to regularise the building plans and site discrepancies.

BUILDING STRUCTURAL INSPECTION

Under current building regulations, buildings are required to be inspected by Professional Engineers (Civil) once every 5 years for non-residential buildings and every 10 years for residential buildings.

Regular building inspection can assist property owners to uncover critical defects for timely interventions and remedies, e.g. to repair structural cracks on beams, walls and columns. This will not only enhance the safety of the occupants of the buildings but also improve the building asset life span.

Tell-tale signs of potential building defects include visible movements (tilt, slant or rotation), water ingress through floors, walls or roof, corrosion of steel members, spalling of reinforced concrete and large debilitating cracks, just to name a few.

AUTHORITY SUBMISSIONS

In today’s built environment, there are various regulations governing the safe and proper use of the building, e.g. control on type of use, building heights, setbacks, structural adequacy requirements etc.

Often there is a need to obtain relevant approval from the authorities when carrying out renovations and other minor building works in HDB residential and commercial properties, JTC industrial properties, AVA land leases and even private residential and commercial (e.g. office and industrial) properties.

Estate management (or Managing Agent) typically requires owner to obtain relevant endorsements or authority approval for the various types of building work prior to work commencement.
